What is a 4 Point Inspection & when is it required?

If you skipped the video and are more of a reader, A 4-point inspection focuses on a home’s HVAC, electrical, and plumbing systems, and the roof of your property. These inspections are required in order to obtain insurance if the home is older than 25 years (10 Years for some Insurance companies). The 4-point inspection reports on the age and overall condition of these four areas and what would need to be replaced or repaired in order to qualify for a full credit with your insurance company in order to save hundreds to thousands of dollars annually.

Why Do You Need a 4-Point Inspection?

While 4-point inspections are necessary for homeowners insurance, they also offer important information about the property to the buyer or owner. Some insurance companies will not issue a policy until a home has had this inspection. It is in the best interest of the insurance companies to avoid insuring a home with significant risks. Because of this, they request information about the four major systems of a home in the form of a 4-point inspection report.

How is Apex One Home Inspections different than other Inspection Companies?

While the requirements from Citizens stays the same for most inspection companies, we stand out in South Florida because not only do we provide additional comments and photographs other companies don't but we also allow updates to be done to your report for up to a year for FREE. If there is a significant issue the insurance company needs you to fix on your 4 Point Inspection and you get it repaired within a year from the inspection date, we will not charge you to re-inspect that item. Most companies charge $50-$100 for these re-inspections. Apex One Home Inspections also uses a self-made software that works in real time and can generate your inspection into a PDF once the inspection is complete.
